FENG SHUI TIPS FOR PROPERTY SELLERS

Have you ever experienced or come across properties that just do not “attract” buyers no matter how many viewings were done? In some situations, sellers even have to compromise a lot more on the final sale price to let go of the property due to cash flow as their newly purchased property is due for payment.

Whether you are the property seller or an agent, the objective is always to complete the sale in the shortest possible time at the desired asking price. So, how can we “change” the Feng Shui of the property to achieve this?

Feng Shui Influence

Firstly, let’s look at how Feng Shui works internally in the house. The “chi” in the study of Feng Shui refers to the “invisible” cosmic energies from the surroundings and it affects us in terms of the way we feel, behave, think and react.

There are 2 important factors that affect the “chi” within the house: Flow and Quality. Imagine the internal of our house like the human body system. A smooth “chi” flow is likened to our blood flow without any arteries blockages while good quality “chi” is about having a healthy functioning system. Both are equally important as these factors ultimately affect our overall wellbeing.

Impact on the Buyer

In the same manner, when people come into the house, they can immediately decide if they like the house by how comfortable they feel overall. All it takes is a few moments of walking around in the house. In fact, some people would bring along young children when viewing properties to observe their reaction to the environment. This is because the behavior of young kids is largely based on their intuition and senses hence, they would be the best detectors of negative vibes in the surroundings.

Preparing Your House For Viewing

To create a positive Feng Shui “feel” in your house, it is important that you put in some effort to prepare your house prior to viewing by potential buyers.

As I have always emphasized in my talks and courses, the most important area in the house from a Feng Shui context is the MAIN DOOR for it is the source through which “chi” flows into the house. Therefore, the first thing one should do is tidy up this area and remove any clutter. Take note that the main door area also includes the space just outside the door. I mention this because it is a common sight to have bicycles, shoes and sometimes, dying plants hovering around this area.

Once you can clear this up, the Feng Shui of your house will improve by about 8%-10%. Like the common saying that “first impression counts”, you are already creating a positive “first impression” to your buyers.

After the main door, you should look at the internal layout mainly focusing on the living and dining area as this is the space where buyers would spend more time in. Remember the important factors about “Flow” and “Quality” of “chi” mentioned above.

To improve the flow of “chi”, look at the way the furnishings are setup. Remove furnitures that are blocking the walkway or path to other parts of the house. Create more space if possible so that “chi” flow is smoother. In fact, if there are furnishings that are of no use and which you plan to dispose in the move, do it at this time. Too much clutter is like building blockages in your arteries and eventually affect the overall wellbeing.

In terms of quality of “chi”,the original Classical Feng Shui text says that it has to do with the macro external environment around us and that refers to the quality of the mountains and rivers which unfortunately will be too technical to apply by the layman and in fact, may even be difficult to grasp. Since the focus is on the internal of our house, the quality of “chi” would to some extent be influenced by the overall maintenance in the house. Having said that, it is advisable to do some spring cleaning or tidy up things a little prior to buyer’s visit. In fact, some people even resort to the use of scent which is known to have some influence on people’s moods and emotions. All these are about improving the quality of “chi” internally.
